Our Process

PROPERTY MANAGEMENT

 

Assurance that the homes we hold are safe, compliant and well-run. We are not a letting agency and we don’t offer stand-alone management to third parties. Management is part of how we protect value in our own portfolio (and properties acquired with our investors): clear standards, documented compliance and planned maintenance.

 

We prioritise safety and legal compliance before anything else. Certificates are kept in order (gas, electrical, alarms; licensing where required), risks are addressed promptly and works are planned rather than reactive wherever possible. Repairs are handled by vetted contractors with agreed response times. Lettings are organised and documented properly so tenancies start on the right footing and remain stable.

Who this applies to: properties we own or acquire as part of our projects. If you’re investing with us, this is the management you can expect after works complete and the property is let.

 

How it works:

  1. Onboarding at purchase we compile certificates, conduct a condition review and create a compliance and maintenance schedule. Deposits are protected and records are set up correctly.
  2. Compliance first gas safety, EICR, alarms and licensing are tracked on a calendar so renewals are never missed. Actions arising from inspections are logged and closed out.
  3. Planned maintenance routine tasks and lifecycle works are scheduled. Responsive repairs follow clear service levels; larger items are scoped and costed in advance.
  4. Lettings and tenancy care referencing, right-to-rent checks, deposit protection and clear move-in records. Communication is straightforward and issues are documented.
  5. Rent and arrears collections are monitored; arrears are followed up promptly and fairly with an agreed process.
  6. Inspections and reporting periodic inspections with concise reports; a simple monthly statement of income and costs; an annual summary including planned works for the year ahead.

 

What you can expect: safe, compliant homes; predictable running costs through planned works; steady occupancy; and clean records that support refinancing or sale when appropriate. The aim is straightforward tenants looked after properly and assets protected over the long term.

What we don’t do: high-volume agency work, unmanaged stock, or speculative short-term approaches that compromise standards.

 

Why this approach: good management is the backbone of our hold strategy. It reduces avoidable risk, stabilises income and keeps the portfolio in a condition we’re prepared to own.
