How it works:

  1. Intro call and information pack you share addresses, unit types, tenancy details (if any), latest EPC/gas/EICR certificates, current rents and your preferred timescale.
  2. Indicative terms and timeline we issue realistic terms and proposed milestones.
  3. Viewing and checks a viewing plus routine checks (title review, lender requirements if relevant).
  4. Formal offer and heads of terms plain-English heads of terms set out price, timelines and responsibilities.
  5. Legals and due diligence each party appoints a solicitor; we progress searches and requirements, keep you updated, and resolve queries promptly. Standard AML/KYC applies.
  6. Completion and handover funds complete, notices and deposit transfers (if tenanted) are documented, and we provide a clear handover checklist.

Tenanted properties: we routinely buy with tenants in situ. Existing agreements are respected and the transition is handled professionally. Where appropriate, deposit transfers are arranged and tenants are notified of new management details with clear points of contact.

 

Pricing and adjustments: our pricing reflects condition, current income, required works, and legal/lease factors. If material information changes during due diligence, we discuss it openly and agree the right way forward.

 

Typical timescales (indicative): standard freehold purchases complete in roughly 6–12 weeks depending on searches and legals. Leasehold transactions can take longer due to management packs and enquiries. We will set a realistic programme with you at the outset.

 

What we buy: single lets, small blocks and HMOs vacant or tenanted where the location and unit types fit our footprint. We are comfortable with properties requiring light works through to full refurbishment.
